Entry door replacement in South Jersey — stained fiberglass front door installed by Lomonaco's Iron Concepts

Entry door replacement in South Jersey from Lomonaco's Iron Concepts means a ProVia fiberglass or steel door, measured by John at your house in Sewell, Cherry Hill, or Mount Laurel, and installed by us — not a subcontractor from a big-box store. We replace front doors, back doors, side-entry doors, and the sidelites and transoms around them, in the same opening or a widened one. If your door sticks in July, lets daylight in at the strike, or the bottom rail is soft, this is the page.

What an entry door replacement from LIC includes

A door replacement is a pre-hung unit — door, frame, hinges, threshold, and weatherstrip as one piece — set into a prepared opening. The written estimate lists every item below as its own line:

  • In-home measurement of the rough opening, the jamb, and the threshold by John or our lead installer.
  • The pre-hung door unit — a ProVia Signet or Ascent fiberglass door, or a ProVia Legacy steel door, built to your opening with the glass, sidelites, and hardware you choose.
  • Removal and disposal of the old door, frame, and any storm door in the way.
  • Sill pan, shimming, and low-expansion foam at the jamb, and a new threshold set level so the sweep seals.
  • Interior casing and exterior trim or capping, ready to paint.
  • Lockset and deadbolt installed (Emtek or Schlage), strike aligned, and a walkthrough of the multi-point lock if you chose one.

We also install a matching ProVia storm door on the same visit if you want one, and the patio door replacement at the back of the house on the same schedule.

Fiberglass, steel, or wood: which entry door is right for a South Jersey house?

For most homes here the answer is fiberglass, and the reason is weather. A South Jersey front door takes humid summers, freeze-thaw winters, and — on the shore side of the Parkway — salt air. Fiberglass does not rust, dent, or swell; steel is the stronger and less expensive door but it will dent and, if the paint is chipped, rust; wood looks best and needs the most upkeep. Here is how the three compare on the questions homeowners ask us:

FactorFiberglass (ProVia Signet / Ascent)Steel (ProVia Legacy)Wood

The ProVia entry doors we install in South Jersey

ProVia Signet fiberglass entry door

Signet fiberglass

ProVia's top fiberglass door. Mahogany, cherry, oak, knotty alder, fir, or smooth skins; dovetailed stiles and rails; a 4¼" hardwood strike stile; composite bottom rail; 9-step glazed stain finish.

Signet options and finishes
ProVia Ascent fiberglass entry door

Ascent fiberglass

The mid-range fiberglass door. White oak, traditional, or smooth embossing; foam-filled; painted or stained in the same ProVia color system as our windows.

Ascent options and finishes
ProVia Legacy 20-gauge steel entry door

Legacy steel

20-gauge galvannealed steel — 49% more steel than a standard 24-gauge door — over a foam-filled core. Smooth, woodgrain, high-definition, or shaker embossing; 5-step paint or 6-step stain finish.

Legacy options and finishes

All three come with a Z-AC adjustable threshold, and hardware from Emtek (mortise or tubular) or Schlage. Every line is available with decorative, privacy, or clear glass, sidelites, and transoms.

Pre-hung or slab: how we decide what your door needs

A slab is just the door; a pre-hung unit is the door already hung in a new frame with a new threshold. We install pre-hung units on almost every job, because the old frame is usually the problem: the threshold is rotted from twenty winters of salt and slush, the hinge-side jamb has been shimmed and re-shimmed, or the frame is out of square so a new slab would bind exactly where the old one did. A slab-only swap makes sense in one case — a sound, square frame less than about ten years old where the homeowner only wants a style change.

What we check at the doorSlab onlyPre-hung replacement
Threshold and subfloor probe solid?YesNo — threshold and sill pan get replaced
Frame square (diagonals within ¼")?YesNo
Daylight or drafts at the jamb or strike?NoYes — the frame is the leak, not the door
Adding sidelites, a transom, or widening?NoYes — the opening is re-framed
Crew time2–3 hoursHalf a day; a full day with sidelites or framing

What we check before your entry door is ordered

ProVia doors are built to order and cannot be returned, so the measurement visit is where the job is won or lost. When John comes out:

  1. Rough opening measured three ways — width top, middle, bottom; height at both jambs and center. The smallest numbers go on the order.
  2. Threshold and subfloor probed. The threshold cover comes off and the wood under it is checked. On split-levels in Washington Township and Deptford where the front step is concrete poured against the sill, it is soft more often than not.
  3. Wall depth and jamb width recorded — 4⁹⁄₁₆" for a 2×4 wall, 6⁹⁄₁₆" for 2×6, or a custom jamb for brick and stone fronts in Haddonfield and Moorestown.
  4. Swing and handing confirmed — inswing or outswing, left- or right-hand, and where the deadbolt bore sits relative to your existing storm door handle so the two do not collide.
  5. Glass, finish, hardware, and sidelites finalized at the kitchen table so the estimate you sign is the door that arrives.

Do you need a permit to replace an entry door in New Jersey?

No permit is needed to replace an entry door in the same opening in New Jersey. The Uniform Construction Code classifies replacing any door in the same opening, without changing its dimensions or framing, as ordinary maintenance — no permit, no inspection, no notice to the township. The rule is N.J.A.C. 5:23-2.7(c), and it covers storm doors and the glass in a door too.

A permit is required when the opening changes — adding sidelites or a transom that did not exist, widening a 32" door to a 36", or cutting a new entry. That is structural work and it goes through your township construction office; we tell you on the estimate if your job is one of those. If the door is a required emergency exit, the new clear opening cannot be smaller than the old one.

What drives the price of an entry door replacement

Every LIC estimate is written for your specific door, so we do not publish a flat price. These are the factors that move the number, in the order they usually matter:

  1. Material and line. Legacy steel is the least expensive; Ascent fiberglass sits in the middle; Signet fiberglass with a stained woodgrain is the top of the range.
  2. Sidelites and transoms. One or two sidelites and a transom can more than double the unit cost, and add framing labor if they are new.
  3. Glass. Decorative glass with caming, privacy glass, and internal blinds each add to the unit.
  4. Finish. A factory stain finish costs more than paint; both cost more than a primed door you paint yourself.
  5. Hardware. An Emtek mortise lockset or a multi-point lock is an upcharge over a standard tubular set.
  6. Repairs found in the opening. A rotted threshold, subfloor patch, or re-framed opening is quoted as its own line, never buried in the door price.

Entry door replacement across Gloucester, Camden, and Burlington counties

We work from Sewell in Gloucester County and cover the six southern counties of New Jersey plus nearby Pennsylvania. The doors we replace most often are the original builder-grade steel doors on 1970s–1990s colonials and split-levels — rusted at the bottom rail, with a threshold that has sunk — and the wood doors on older homes in Haddonfield, Moorestown, and Woodbury that have been painted a dozen times and no longer seal. Towns we serve for entry doors include:

Why South Jersey homeowners hire LIC for entry doors

  • The person who measures is the person responsible. John Lomonaco has worked in windows, doors, and ironwork since the late 1980s; the company has been in South Jersey since 2007. No sales rep, no subcontracted install crew.
  • Registered and accredited. New Jersey Home Improvement Contractor #13VH04276800, verifiable with the NJ Division of Consumer Affairs; BBB A+ rated and accredited since January 2009.
  • One color system for the whole front of the house. ProVia doors and our replacement windows share the same paint palette, so a new door matches new windows exactly — and we fabricate the wrought iron railings for the steps in front of it.

Entry door questions from South Jersey homeowners

What is the average cost of replacing an entry door?

It depends on the material and line (steel is least, stained fiberglass is most), whether sidelites or a transom are included, the glass and hardware, and whether the threshold or framing needs repair. The door unit is the largest single line, and sidelites can more than double it. We quote each door in writing after measuring it; the estimate is free.

Can I replace my front door by myself?

A slab swap into a sound frame is a reasonable DIY job. A pre-hung replacement is not, because the frame has to be set plumb and square, the threshold flashed, and the strike aligned so the door latches without slamming — and on most South Jersey doors older than 15 years, the threshold needs repair once the old frame is out. A door set out of plumb will swing open or closed on its own and leak air at the top corner.

What material is best for a front entry door?

Fiberglass, for most South Jersey homes. It does not dent, rust, or swell in humidity, it holds a stain finish, and its foam core insulates as well as steel. Steel is the better choice for a side or garage-entry door, or where budget matters more than looks. Wood belongs on historic homes where the look is required.

What are the disadvantages of a steel door?

Steel dents, and where the paint is chipped it will rust — especially at the bottom rail where salt and slush sit in winter. It also conducts heat, so an unshaded south- or west-facing steel door gets hot to the touch in summer. ProVia's Legacy uses 20-gauge galvannealed steel and a foam core to limit both problems, but for an unprotected front entry we still recommend fiberglass.

Do I need a permit to replace a front door in Washington Township or Cherry Hill?

Not for a same-size replacement. N.J.A.C. 5:23-2.7 classifies replacing a door in the same opening without changing its dimensions or framing as ordinary maintenance, so no township in New Jersey requires a permit or inspection for it. Adding sidelites, widening the opening, or cutting a new door does need a permit.
